House Prices in Surrey

At the time of writing the Land Registry has released its figures for average sale prices of houses nationwide up to and including the month of March 2011 and the number of sales to January 2011.
Average house prices in Surrey were increasing until October 2010. The monthly percentage changes in average sale price since October 2010 are as follows:
November down 0.2%
December down 0.1%
January no change 0%
February down 0.2%
March up 0.1%
Property sales in Surrey from March 2010 to January 2011 were 16216 in total. This figure is just over half the number of sales in Surrey in the period March 2006 to January 2007 before the recession began.
The annual increase in house prices in Surrey from March 2009 to March 2010 was 11%. The annual increase in house prices from March 2010 to March 2011 is 2.4%.
It would appear that Surrey's house prices have not decreased in contrast to the general trend affecting most of the country.
